You're just making me jealous. Here in SW America we're by date just about to start our 'monsoon' season. But almost nobody is optimistic this year -- last year we had a 'non-soon' and the signs don't look good so far this year.

In AZ we currently have a bunch of wildfires and as long as you don't get flooded, I think I'd take your lot. Good luck to you.
