So some of you know that my wife and I are renting our house out to a tenant with 3 kids. Well, she hasn't paid us rent in 3 months. We felt bad at first because of the kids, but when our attorney did a search of housing court, he discovered that she's been evicted 12 times in the last 18 years! Of course those records are not available to the public, which is why they didn't come up when I vetted her in the beginning. Who knew you have to hire a lawyer to look these things up? Well, expensive mistake! We are in the process of evicting her, but the earliest she will be out (assuming all goes well in court), will be January. Meanwhile, I'm paying mortgage, taxes and insurance for that place.

I've rented out the house my late wife and i called home for 14 years,cancer took her away last Sept 2017,the renters are nice, but the husband suffered a Brain Aneurysm at his work,I gave them a break and only took $200 from them instead of the normal $850, and he's back to work again,life is unpredictable.

I've owned rental property in the past.....and NEVER again. It is a losing bargain. In my experience those who don't pay the rent will cause the most damage to your property. It is hard to get rid of deadbeats. I've had some great tenants who pay the rent on time and actually improve the property at their own expense but when you get a deadbeat who ruins everything it will be a horrific experience.

YES! My dad would rent to people who wouldn't pay and then not evict them. There was one he finally had the nerve to evict but the guy said the lease was in his girlfriend's name so he had squatters rights. I had never heard of it until then. It was horror getting him out. I never plan to be a landlord.
