This is what I mean, with large rooms for gathering/ classes. But preferably near larger population centers of 30-50k.

@LifeIsEnough I live in river wants of center city Philly. Gentrification. I wouldn't be able to afford my house today. I paid $70K in '03. Worth 5x that.
